The two-story villa spans 600 square meters and accommodates up to 21 guests in two independent apartments, each with 4 bedrooms and ensuite bathrooms (main beds for 16 people, additional beds can be added to host 21).
Enjoy alfresco dining on a panoramic terrace equipped with BBQ, pizza oven and comfortable outdoor furniture. The private, heated swimming pool (6x12m, 1.5m deep) is surrounded by loungers and umbrellas and provides spectacular views of the rolling hills. Other amenities include an EV charging station, parking, a football field, and a ping-pong table for entertainment.
Inside, the villa combines antique furniture with modern comfort, including:
• Two Fully Equipped Kitchens: With an espresso machine, American coffee machine, blender, toaster, fruit juicer, fridge/freezer, microwave, oven, and dishwasher.
• WiFi, air conditioning in all rooms, baby bed, high chair, iron, and mosquito screens. Each bathroom has a courtesy line, hairdryer, and ADSL internet.
• Safety: Fenced pool, emergency first aid kit, fire extinguisher, and safe.
• Entertainment: Sky TV, satellite TV, stereo, CD/DVD players, and Hifi.
The apartments can be connected via an internal staircase.
• Ground Floor (300 sq m): Spacious lounge with TV, dining area, fully-equipped kitchen, 4 double bedrooms with private bathrooms, and outdoor dining area.
• First Floor (290 sq m): Lounge, dining area, a second kitchen with a scenic view, 4 double bedrooms with ensuite bathrooms, and a terrace with BBQ.
The villa is part of a beautiful estate that features an excellent restaurant where guests can dine during their stay. The estate is also home to two additional villas—each just a five-minute drive from Villa Guardistallo—that can be rented together, making it a unique choice for large groups who wish to stay close by while enjoying their own private spaces. Guests are looked after by three dedicated members of staff, who ensure that nothing is ever too much to ask. For an even more memorable experience, we can also arrange private chefs to prepare tailored meals directly at the villa.

Payment Policies
A partial payment in the amount of 30% of the grand total is due upon booking. Remaining payment is due no later than 90 days prior to arrival.
Cancellation must be made in writing. The cancellation charge will be the full deposit if you cancel before 90 days from the departure date. The following cancellation charges will also apply. Cancellation less than 90 days before departure 100% of the amount paid is chargeable. We will endeavour to re-book any cancelled booking and if successful will only charge you an administration fee of £30. If the villa is re-booked at a lower price then you will be refunded the difference.
We advise that you to take out holiday cancellation insurance. You are also asked to take out personal holiday insurance to cover such matters as travel, loss of money or belongings, accident, injury and medical expenses as the use of a property is entirely at the client’s risk. Should the owner be unable to provide the property after a booking has been confirmed, you will be immediately offered the choice of a another similar or better property or a refund in full.
