The location is excellent for exploring central Italy. The luxurious main villa sleeps 8 to 11 guests in spacious comfort. Within the grounds there is also an independent studio (sleeping 2) and a separate guest cottage (sleeping 6), both rented exclusively with the main villa. This gives exceptional flexibility for extended families or multi generational groups who want to be together but still enjoy privacy. The cottage has three bedrooms, a bathroom, sitting room and kitchen, while the independent studio offers a double bed and its own en suite bathroom.
The main entrance opens into a wide, ancient barrel vaulted corridor and stone flagged hall, immediately setting the tone. Three arched glass doors flood the space with light and frame views of the garden. The main sitting room is large, elegant and welcoming, with three sets of double doors opening directly onto the terrace and loggia. Opposite is a well equipped games room with dozens of board games, table tennis and a full size 8 ft x 4 ft pool table, offering entertainment for all ages.
The kitchen is designed for serious cooking. It includes a breakfast table, oversized oven, five gas hobs, dishwasher and large fridge freezer, with every practical detail carefully considered, from muffin tins to measuring spoons. Also on the ground floor are the laundry room, a cloakroom and the “garden bedroom”, a double room with 5 ft queen bed and en suite bathroom with a large shower. This bedroom opens directly onto its own small patio.
Upstairs there is a second comfortable sitting room with television and an excellent selection of guide books. Three further bedrooms, all with their own bathrooms, include the master bedroom with an additional single bed, a double bedroom with an extra single bed, and the studio loft with three single beds and its own small sitting area, ideal for younger family members.
The swimming pool is glorious, set in complete privacy with wide open views. Combined with the quality of the interiors and the flexibility of the additional buildings, Alla Collina is a true high end family house without any stiffness or formality. The bed linen is of the highest quality and every detail has been carefully thought through.
What truly sets this property apart is the level of service. Giusy, the housekeeper and cook, is included for cleaning as part of the rental. In addition, she can prepare authentic Umbrian meals, babysit, assist with laundry and offer cookery lessons that introduce guests to the genuine Italian dinner party. Her charges for additional services are clearly outlined in the House Book, along with extensive information on local sights, restaurants and practicalities.
Guests are welcomed with remarkable generosity. The kitchen is stocked with spices and staples, while fresh herbs including rosemary, bay, sage, parsley, mint, basil, chives and thyme grow in the garden. On arrival you will find local cold pressed unfiltered olive oil, vinegar, seasonal fruit, bottled water, red and white local wine, flour, sugar, coffee, tea, milk, butter, apricot jam and fresh bread. Giusy also prepares a lasagna or similar pasta dish for you to finish in the oven, along with salad leaves, ensuring you can relax from the moment you arrive.
Organic vegetables from the garden are available for guests, adding another thoughtful touch. The result is a stay that feels genuinely cared for rather than simply rented.

The house sits just below the quaint little hamlet of Monticello. There’s nothing much there: a few houses, a pretty church, fabulous views, ancient stone walls and a timeless atmosphere of Umbrian country life, quietly lived.
Only 5 miles away, the fairy-tale Todi is a thriving hill top town, much favoured by those clever few Italians, Brits and Americans “in the know”. It’s the choice for the savvy traveller looking for something off the beaten track, but nevertheless usefully located. Todi is said to have the most perfect medieval piazza in all Italy, the Piazza del Popolo. There’s a wonderful church by Bramante, a clutch of splendid restaurants, brilliant views from the town walls, plus a couple of shops (just off the main square), stuffed to the rafters with fabulous antique and re-pro brass and copper ware - their candelabra and fire irons are irresistible. Payment Policies
A partial payment in the amount of 25% of the grand total is due no later than 2 day(s) after confirmation of intention to book or upon booking if that date has already passed. Remaining payment is due no later than 56 days prior to arrival.
Cancellation must be made in writing. The cancellation charge will be the full deposit if you cancel before 56 days from the departure date. The following cancellation charges will also apply. Cancellation less than 56 days before departure 100% of the amount paid is chargeable. We will endeavour to re-book any cancelled booking and if successful will only charge you an administration fee of £30. If the villa is re-booked at a lower price then you will be refunded the difference.

We advise that you to take out holiday cancellation insurance. You are also asked to take out personal holiday insurance to cover such matters as travel, loss of money or belongings, accident, injury and medical expenses as the use of a property is entirely at the client’s risk. Should the owner be unable to provide the property after a booking has been confirmed, you will be immediately offered the choice of a another similar or better property or a refund in full.
