Booking Conditions


To confirm a booking a deposit of 25% of the total price is required. The balance is payable 8 weeks before departure. If you book within 8 weeks of departure the full price is payable.


Cancellation must be made in writing. The cancellation charge will be the full deposit if you cancel more than 8 weeks before departure. The following cancellation charges will apply. Less than 8 weeks but more than 4 weeks before departure – 70% of the price and less than 4 weeks – 100% of the price is chargeable. We will endeavour to re-book any cancelled booking and if successful will only charge you an administration fee of £30

Our responsibility

We accept responsibility that the accommodation you book with us is supplied to the standard described. Your contract is with the owner of the property and in the unlikely event of a complaint, you must report it directly to the property owner (details will be supplied) or Friends of Tuscany. Both the owners and Friends of Tuscany will attempt to resolve the matter immediately but if you remain dissatisfied you must write to us within 14 days of your return. We will not compensate for dissatisfaction if we have not been contacted during your holiday to provide the opportunity to put things right.

Care of Property – loss or breakage

You are responsible for the accommodation occupied and should leave it in the same condition as you found it on arrival. You are not responsible for final cleaning. The owner will charge for any loss or damage caused by your failure to respect the property, fixtures or fittings. Small breakages such as glasses or cups are considered ‘wear and tear’ and are not usually charged for.

Local conditions

Adverse weather, water shortages, power cuts or any other local circumstances outside of our control and which could not be avoided are not our responsibility.


Our prices are per villa or apartment for one week, usually Saturday to Saturday (unless alternative arrangements are made) and include the cost of gas, electricity and bed linen. All additional costs, like heating, firewood, additional cleaning requests or other local services are directly payable to the owner.

We rely on and expect very good relationships with the local owners of the properties and have always found them helpful, responsible and willing to please. Please feel free to ask for anything that would make your stay more comfortable. Their considerable local knowledge and goodwill is usually as valuable as their accommodation in making your stay memorable.
