The views from Tartagli Alti are, without exaggeration, stunning; layer upon layer of thickly wooded hills roll into the distance. The picturesque old village of Paciano is a walk away, with restaurants, bars and one of the prettiest roofscapes in all Umbria. The many charms of Lake Trasimeno – edged with historic little towns, tiny beaches and old fashioned ferry boats for popping over to the lake’s islands – is just 8 miles away. Tartagli is handy for so may tempting tourist attractions, but… the villa’s swimming pool is so blissfully private, surrounded by turkey oaks, pines and inky cypresses, you may find it difficult to tear yourself away to drive off see the sights! Tartagli Alti’s sitting room is huge and homey, with comfortable sofas, a good selection of much consulted maps, well-thumbed books and traditional board games, as well as a music system and TV. It opens onto a long, cool dining terrace with magnificent views across the Tresa Valley – perfect for a quiet read or meals all’aperto. There’s also a twin bedded room on the ground floor and a bathroom with shower. Through an arch is the modern well-equipped kitchen, with stylish granite work surfaces and dishwasher. The kitchen door opens to the pretty back terrace with a huge fig tree, dozens of bright geraniums and plenty of tables and chairs – the ideal spot to breakfast after a dip in the pool.

On the upper floor there are the main bedrooms, each with doors onto a panoramic balcony. There’s also a small single bedroom and a brand new bathroom with bath tub/shower.

Das Haus liegt in den Bergen von Paciano mit einem fantastischen Ausblick und bietet viele Möglichkeiten für schöne Ausflüge. Das Haus ist wunderschön mit einem herzlichen Pool und einer sehr guten Ausstattung. Wir haben uns sehr wohl gefüllt und hatten in keinster Weise irgendwelche Beanstandungen. Wir kommen hier immer wieder gerne hin nach unserem 2 wöchigen Aufenthalt.

Very nicely situated house with stunning views and fantastic swimming pool. Beautiful surroundings, nice village, where you can eat well. Quite a steep walk. The beds (only a few beds) could do better. Our complaint about a major leak in one of the bedrooms was unfortunately not governed. In the run-up to the holiday, contact with the manager / landlord was good. Afterwards no one seen or spoke on arrival and departure. Fine in itself. The house is definitely recommended!

We have returned back home safely after a wonderful trip. The villa was great and was enjoyed by all....the surrounding area is beautiful and lived up to and exceeded our expectations!!! However, larger wine glasses are needed.....but apart from that....seriously no complaints!!! We love Italy and the way of life....I only drink espresso at home and fine red wine....along with fresh salads with lots of olive oil.....and to have all of this with many a BBQ on the terrace at Tartagli watching the sun set was truly spectacular!!!! We will certainly recommend you to our friends and family if they want a holiday in a beautiful area of Italy.

Tartagli Alti was absolutely perfect! We were proud to have the opportunity of staying in such a nice home and to enjoy the absolutely peaceful and spectacular views of lower Tuscany and Umbria. The property had all of the privacy that we were looking for. The pool was very nice and much enjoyed by all of us but mostly by our three boys. The house was very well equipped and was exactly as it was described in your materials. There were no surprises. Gabriella was a wonderful housekeeper and most helpful with making us feel welcome. We asked her if she would be interested in preparing a meal for us one evening and she graciously prepared a fantastic Umbrian dinner for us prepared with local foods, olive oil, wine, etc. It was a perfect evening! Bruno takes excellent care of the gardens and grounds and was a pleasure to converse with. Paciano is a very pleasant walk and is a lovely small but scenic town. Our oldest son took several walks to Panicale and enjoyed the countryside to its fullest. The house, its location, and its setting was a perfect place to rest and regroup between sightseeing trips to Siena, Firenze, Cortona, Perugia, etc. It was very difficult to leave after our two weeks. We leave with many, many wonderful memories!!

We knew as soon as we arrived that Tartagli Alit was a special place. We loved the spectacular views, and the long glorious sunsets over the valley. The pool was greatly enjoyed, and we appreciated the games, books, jigsaws and art works. We appreciated the villa's proximity to fabulous locations like Montepulciano, Assisi, and Lake Trasimeno and frequently consulted the big regional map in the dining area to collectively plan our daily jaunts. The spacious living areas both indoors and outdoors allowed many options to spread out which was especially valuable for the children. This place will live in our memories for always.

Nestled in the hills behind the charming little village of Paciano is this wonderful oases of tranquility, sitting high with extensive views and singing birds. Internally the Villa is very well equipped, as the owners explain on their website and whilst our expectations were high we were not disappointed. The villa was clean and plenty of bedding and towels were available, a new BBQ added to our enjoyment. Spending two weeks we enjoyed the delivery of new linen and towels at the halfway point. Internet speed is good. There is a rather large swimming pool on the property which adds to its appeal also numerous alfresco dining options around the villa. Supermarkets abound in Castiglione d Lago some 10 minutes away....Italian Drivers Speed..... and a Mini Market in the local village. Whilst the last kilometre or so of the driveway maybe a little daunting to those who only drive on sealed roads, after a few minutes the reward is in site. Tartagli Alti was a great base for us to explore the very interesting and colourful Hill Towns and Villages in this part of Umbria. A most enjoyable fortnight!

Once again we had a lovely time at Tartagli Alti. It was excellent and restful. Gabriella did wonders by waiting at the gelateria for us to turn up so that she can give us the keys and redirect us an alternate route to the house because the described route was blocked by celebrations at the village. The weather is good this year with fresco breeze to cool us down and the children loved the pool with its rugged surroundings. The fans were a godsend. The gardener was inconspicuous and yet he kept the garden nice and grass cut. The facilities were good and the views excellent. It was totally peaceful.

Great house, terraces for every occasion and great views. The house is well equipped and clean. The gravel access road was exciting the first time but if five nervous adults and a heavy fully loaded rental car can make it in the dark anyone can! Will certainly go back to the area, lots to still see and i hope we can rent the same property; the view for the grandparents, the pool for the kids and the proximity to interesting sites and good restaurants for the parents.

This is our 2nd stay at Tartagli Alti, which is something we have never done before. The Villa is in a lovely location with unspoilt views across the valley, yet close to beautiful towns like Assisi which can be visited in a morning. The swimming pool is much larger than usual with a deep end, too many villas now days have shallow pools with no diving area. A perfect location, close to the town, but the road is very steep, unmade and requires the use of a car. The second week of August is the best time to go with the town celebrating its festival, "go cart racing", "its a knockout competition" etc and v

This was the first time we had booked a holiday villa through the internet, but from our first contact with Summer’s Leases their professionalism and helpfulness reassured us that things would work out well. We were not disappointed. The villa was lovely - because of the layout, the photos had not been able to do it justice. It was spacious, clean and comfortable, enjoying spectacular views across the Umbrian countryside. The facilities were excellent - a home from home and lacking in absolutely nothing. There are two large double rooms upstairs - a double and a twin, and a reasonable sized single room. The downstairs double would be smallish for two adults but was fine for children. All the beds were comfortable. There was more than enough crockery, cutlery and utensils, which made the dishwasher useful. The washing machine also came in handy. It was a real bonus having a maid visit daily for 2 hours, and the gardener, who also visited regularly, kept the potted geraniums in bloom despite the high temperatures (July). There was plenty of outdoor furniture, both around the house and the pool, and a choice of several places to dine ‘al fresco’ without having to move anything around. The pool was large, clean, well-designed with a good depth range making it useable for adults and children alike. The springboard in the deep end was much used by our 9 year old son! There were plenty of chairs, loungers and sunshades around the pool, which was reached down 3 sets of shallow steps. This we found to be a useful way of controlling the children’s access to the pool for reasons of safety and exposure to the sun. If you have infirm or elderly family or friends with you, they might find the rather flimsy rails and shallow steps down to the pool difficult to use We certainly couldn’t have managed the temperatures without the pool and it was difficult to drag ourselves away to visit the local area. The village shops are only a short car ride away, and close at 8pm on Saturday so you can get supplies in when you arrive. There is a large Co-op supermarket in Castiglione del Lago, 15 minutes away, which proved an excellent place for a larger shop. Locals are friendly and it is well worth taking the time to visit local villages as well as circumnavigate Lake Trasimeno.

Tartagli Alti is walking distance of the lively village of Paciano - though it’s uphill all the way home. You've finally found the "holy grail" of villa rentals: a real family villa within a walk of a village. What’s more, the area abounds with history - the locals maintain that the fabulous lost tomb of the Etruscan king Porsena is somewhere nearby, though of course the exact spot has never been located.

Tartagli Alti is only 15 km from the Autostrada del Sole, which means that it’s also brilliantly located for every variety of sightseeing trip: wineries, museums, fashion outlets, great art and great food. But if you want to just tootle around the local area, there's the excellent Etruscan Museum at Chiusi, the lovely circular village of Cetona (with lunch Da Nilo), Panicale, Città della Pieve, Siena, Arrezzo ...
