Property Information
The house is situated off the rural road to the village of Pianacci at the end of a lane shared with two other houses.
The villa is conveniently located near a well-stocked local shop offering fresh bread, vegetables, cheese, meats, and all your essential pantry items. There is a little sports cafe/bar at the local playing fields across from the little shop. Also, within walking distance, (20-25 minute walk or a short drive), is a pizzeria/restaurant, which also doubles as a butcher and grocery store. Guests can even ask the owners to BBQ their meat for them.
Just a 5-minute drive away lies the picturesque village of Castiglione di Garfagnana, renowned for its medieval charm, while many other delightful villages with excellent restaurants are within a 10-minute radius.
The nearby market town of Castelnuovo boasts a variety of restaurants, cafés, bars, shops, and a vibrant weekly market.
The nearby town of Castelnuovo, a 15-minute drive, is home to a train station providing convenient links to Lucca and beyond. By car, you can reach Lucca in just 50 minutes, Pisa (and its airport) in 1.5 hours, Florence in 2 hours, and the stunning coastal villages of Cinque Terre in 2.5 hours. For a beach day, the nearest sandy shore is just over an hour away.

Payment Policies
A partial payment in the amount of 25% of the grand total is due no later than 2 day(s) after confirmation of intention to book or upon booking if that date has already passed. Remaining payment is due no later than 56 days prior to arrival.
Cancellation must be made in writing. The cancellation charge will be the full deposit if you cancel before 56 days from the departure date. The following cancellation charges will also apply. Cancellation less than 56 days before departure 100% of the amount paid is chargeable. We will endeavour to re-book any cancelled booking and if successful will only charge you an administration fee of £30. If the villa is re-booked at a lower price then you will be refunded the difference.
Tourist tax not included in the price. Payable to the owner upon arrival
We advise that you to take out holiday cancellation insurance. You are also asked to take out personal holiday insurance to cover such matters as travel, loss of money or belongings, accident, injury and medical expenses as the use of a property is entirely at the client’s risk. Should the owner be unable to provide the property after a booking has been confirmed, you will be immediately offered the choice of a another similar or better property or a refund in full.

£300 returnable damages deposit due to the owner prior to arrival.
Please send photographs of your passports to the owner prior to your arrival, as these must be registered at the local council office. The owners, number is in the information sheet.
