La Vecchia Scuola is a beautifully restored 3 bedroom, 2 bathroom village house with private pool, set in the medieval mountain village of Sassorosso in the heart of the unspoilt Garfagnana.

Originally the village school, the house has been renovated to a high standard while keeping its Tuscan character. It offers a stylish dining kitchen with dishwasher, a comfortable living room with TV, two bright double bedrooms in the main house, and a separate sun house with an en-suite twin bedroom and sitting area. This layout works perfectly for families or couples travelling together who appreciate a little extra privacy.

Outside, the stone terrace has been restored using the same mountain stone as the village itself. There is a 6m x 3m above-ground swimming pool, a newly built gazebo, quality outdoor furniture and a good BBQ. The views are spectacular, stretching across dramatic mountain landscapes that define this part of northern Tuscany.

Sassorosso is known for its distinctive pink stone and marble buildings and has been nominated as a World Heritage village. It offers authentic Tuscan village life with very little tourism. A restaurant is under 5 minutes drive away, there is a café in the next village, and a well stocked shop, butcher and another excellent restaurant 7 to 10 minutes down the hill.

This is Hidden Tuscany at its best. Ideal for walking holidays, nature lovers and families wanting space, scenery and authenticity, while still being around 1 hour from Lucca and within reach of Tuscany’s art cities.

La Vecchia Scuola sits in Sassorosso, a striking mountain village built from unusual pink stone and marble. The setting is peaceful, traditional and scenic, with wide open views and a strong sense of community.

This is not polished resort Tuscany. It is real village life. Expect quiet lanes, mountain air, and genuine local character.

There is a restaurant under 5 minutes drive from the house, a café in the neighbouring village, and a good grocery shop and butcher under 10 minutes away. Food and drink in this region remain excellent value compared to southern Tuscany.



Garfagnana – Hidden Tuscany


The Garfagnana is one of the most scenic and unspoilt areas of Tuscany. Surrounded by the Apuan Alps and Apennine mountains, it offers:

Payment Policies

A partial payment in the amount of 25% of the grand total is due no later than 2 day(s) after confirmation of intention to book or upon booking if that date has already passed. Remaining payment is due no later than 56 days prior to arrival.
Cancellation must be made in writing. The cancellation charge will be the full deposit if you cancel before 56 days from the departure date. The following cancellation charges will also apply. Cancellation less than 56 days before departure 100% of the amount paid is chargeable. We will endeavour to re-book any cancelled booking and if successful will only charge you an administration fee of £30. If the villa is re-booked at a lower price then you will be refunded the difference.

We advise that you to take out holiday cancellation insurance. You are also asked to take out personal holiday insurance to cover such matters as travel, loss of money or belongings, accident, injury and medical expenses as the use of a property is entirely at the client’s risk. Should the owner be unable to provide the property after a booking has been confirmed, you will be immediately offered the choice of a another similar or better property or a refund in full.
