The property has 4 bedrooms, 2 bathrooms, a large private garden and swimming pool and can accommodate up to 7 people
On the ground floor there is a spacious open plan lounge area with sofas, a tv and a large dining table where we can organize dinners to be cooked for you and your family and friends. One of the rooms has a large Tuscan fireplace in front of a dining table and a reading room/study connected to the swimming pool area for those who want to work during their time at the villa. The first shower room with WC is on this level and there is a washing machine and drying rack provided for your convenience. Good Wi-fi available.
On the first floor there are 3 large double bedrooms and 1 single bedroom, a bathroom with shower and a large terrace of 50 m2 where you can have “al fresco” dinners, overlooking the rolling hills of Tuscany. The large kitchen is on this floor, and it is fully equipped with a refrigerator, small freezer, oven, microwave, and dishwasher. There is air-conditioning in the hallway and portable fans in each room.

For a minimum stay of 7 nights:
1 welcome dinner for free + 1 wine & olive oil tasting at a local winery for free
Additional fees;
The owners ask for a cleaning fee cash on arrival, 14 days – 250, 3-7 days 175, 7-13 days, 200. which is pro rata for the amount of days stayed. Also a refundable security deposit of 250 euros.
Pet friendly for an extra fee of 50 euros.
Tourist tax payable on arrival 1 euro per day max 5 days.

Property Information
Podere I Sorbi is located in a strategic position where you can reach the most important attractions of the region. Guests can enjoy walking guided tours with Arianna & Friends through major towns such as Pisa, Florence, Lucca and Siena and to medieval hamlets like Lari, Peccioli, Lajatico and Terricciola.
The Etruscan town of Volterra, very famous for alabaster workshops, is located only 20 minutes from the property. Guests can reach San Gimignano (also known as the Tuscan Manhattan because of the many towers) in the car in 30 minutes. For real foodies we can arrange guided visits to the wine, cheese and olive oil producers and truffle hunting tours in the wood.
In the nearby village you can find small shops and groceries stores where you can buy fresh and local produce for your breakfasts, restaurants and pizzerias for your evening meals. You will also find a supermarket within a ten minute drive from your accommodation.

A partial payment in the amount of 30% of the grand total is due upon booking. Remaining payment is due no later than 56 days prior to arrival.

Rules
Quiet hours are between 10pm and 8am.
This a non-smoking property.
Utilities ie, heating, water, gas, electricity are included.
Pool open between mid May and end of September.
The pool will be cleaned daily, usually first thing in the morning.
Use of a swimming pool is strictly at your own risk and children should be supervised at all times.
We require the payment of a €250 security deposit. This is always payable in cash (Euros) on arrival.
Total number of occupants will not exceed the quoted number.
Any mobile homes or any other form of camping are strictly forbidden at the property.
All trash and perishables must be disposed of and dishes washed before departure.
Guests are requested not to tamper with any materials / equipment at the property used for maintenance, pool maintenance (including robots for pool cleaning and/or chemicals), any equipment or vehicles or items belonging to the property owner, which are in the vicinity of the villa or in cupboards or lockers etc.
Any damage will be deducted from the security deposit paid.
Where the damage exceeds the amount of the security deposit then guests will be liable for the full amount due.
A cot for babies can be provided on request
Children must be supervised at all times and should not be allowed to play with any items/ equipment belonging to the owner.
Any extra cleaning required during the stay to keep the villa in a clean and orderly state and/or in order to change linen & towels can be organized in advance on request and payable in advance
The property has air conditioning downstairs and in the upstairs hall and also provides fans for the upstairs bedrooms.
Mosquito screens are provided in all bedrooms and the kitchen.
There is €1 per person per day (cash)at check out, for a maximum of 5 days in a row.
