Villa Aspro - Very private villa with private pool near Buti
Villa Aspro is known as a Casa Colonica. The house is in a beautiful area of Tuscany surrounded by hills with olive groves and pines. Situated above the ancient Medici village of Buti with fabulous views over a large area of Tuscany. The area is known to produce some of the most sought after olive oil in Italy. In the winter months the village is famous for hosting the Palio, a famous horserace.
Buti is located only 30 minutes drive from Pisa airport and perfect for visiting many of the famous Tuscan cities and towns such as Lucca and San Miniato (35 minutes), Volterra and Bagni di Lucca (1 hour), Florence (1 hour 10 minutes) and Certaldo (1 hour 5 mins). The nearest beach on the Ligurian coast is only 45 minutes away in Marina di Pisa. Viareggio and Forti dei Marmi are also within an hours drive and the beautiful coastal villages of Lerici and Portovenere as well as the villages of the Cinque Terre are within easy reach, under 2 hours away.
You will find small shops including bakers, grocery stores, tobacconists, post office, a bank and many restaurants and bars in Buti.
It is a quiet location offering privacy and relaxation. The position of the villa means that the climate is very pleasant all year round, less hot than other places in Tuscany during the summer months.
The former farmhouse, has been restored using original materials (brick, wood, stone) and furnished with antique furniture in the tradition of the region.
There is a lovely covered outdoor patio at the front of the house, perfect for al fresco dining.
In the large garden you will find a large private pool (14 x 5.5m), gazebo, sunbeds, BBQ and a traditional wood-burning oven. The pool is surrounding by cyprus trees, cacti, Aloe vera and other native plants. From the pool and from the terrace you can enjoy a fantastic view of the surrounding hills and on the village of Buti.
On the ground floor is the well equipped large kitchen, a bright living room with fireplace and a twin bedroom with WC. Upstairs there are 2 double bedrooms, a bedroom with a double bed and a single bed with WC and 2 bathrooms, one with a bath and one with a shower. There’s free WIFI.
To reach the villa our guests must drive through the beautiful olive grove on a farmers road, the last part is a dirt road. The road is not suitable for low down sports cars. The road is quite narrow at points but safe to drive on.
We offer arrival services such as freshly cooked meals & pre-ordered food shopping, a maid service is also available (subject to availability).
The pool is open 20th May to 12th October (can be opened early on request).

Villa Aspro situated in a olive grove just above the village of Buti. Buti is a comune in the Province of Pisa in the Italian region Tuscany, located about 10 km east of Pisa, 12 km south of Lucca and 50 kilometres west of Florence.
The area is famous for the large production of olive oil. Buti has a theatre, many shops, restaurants and bars. It is a lively village, quietly situated in a beautiful landscape, surrounded from the east by the plains and from the west by the mountains, with a view over the Monte Serra.
There are excellent walking routes along Monte Pisano and along the Rio Magno riverbank.
Payment Policies
A partial payment in the amount of 25% of the grand total is due no later than 2 day(s) after confirmation of intention to book or upon booking if that date has already passed. Remaining payment is due no later than 56 days prior to arrival.
Cancellation must be made in writing. The cancellation charge will be the full deposit if you cancel before 56 days from the departure date. The following cancellation charges will also apply. Cancellation less than 56 days before departure 100% of the amount paid is chargeable. We will endeavour to re-book any cancelled booking and if successful will only charge you an administration fee of £30. If the villa is re-booked at a lower price then you will be refunded the difference.
If you have booked through Air BnB, a HomeAway partner or TripAdvisor, the cancellation policy may be different and will be described on their website.

We advise that you to take out holiday cancellation insurance. You are also asked to take out personal holiday insurance to cover such matters as travel, loss of money or belongings, accident, injury and medical expenses as the use of a property is entirely at the client’s risk. Should the owner be unable to provide the property after a booking has been confirmed, you will be immediately offered the choice of a another similar or better property or a refund in full.
