Palazzo Rosadi is a beautifully restored historic villa just 4 km from the hilltop village of Monterchi, set in a peaceful position between Tuscany and Umbria. Built in 1785, the villa offers an elegant and private base for guests who want countryside tranquillity combined with cultural experiences, great food, and easy access to some of central Italy’s most rewarding towns.

One of the highlights of a stay at Palazzo Rosadi is what’s included. Guests are welcomed with a complimentary welcome buffet on arrival, perfect for settling in after your journey. During the week, you’ll also enjoy an included monastery tour and wine tasting, offering a rare insight into local history and winemaking traditions that you simply wouldn’t find without local connections. The villa was later expanded and decorated by local artist Luigi Puletti, a forerunner of the Liberty style, and today it blends classic Tuscan architecture with refined modern comforts. Exposed wooden beams, restored frescoes, elegant furnishings, and generous living spaces create a relaxed but sophisticated atmosphere throughout the 500 m² property.

Palazzo Rosadi is surrounded by 25 hectares of private land, with century-old oak trees, cypresses, and pines forming a natural park where guests can walk, relax, and enjoy the landscape. A one-hectare rose garden offers a particularly peaceful setting, with far-reaching views across the surrounding hills.

The private swimming pool (6 m x 12 m) enjoys panoramic views and is equipped with sunbeds, umbrellas, and a gazebo. The pool area is illuminated in the evening, making it ideal for a quiet swim or a drink at sunset. An outdoor Jacuzzi is available on request for guests wanting an extra touch of indulgence.

Inside, the villa offers six spacious, air-conditioned bedrooms, each with its own ensuite bathroom. The restored frescoes in the bedrooms are a standout feature, while the rest of the interiors combine antique and contemporary pieces to create warm, welcoming spaces that feel both elegant and comfortable.

Palazzo Rosadi sits in the Valtiberina, the upper Tiber Valley, a beautiful and largely unspoilt area where Tuscany meets Umbria and Marche. This is a region known for art, craftsmanship, walking landscapes, and genuine local life rather than mass tourism, making it an ideal base for guests who want peaceful countryside combined with cultural depth and easy access to historic towns without crowds.

The valley is closely linked to great Renaissance figures such as Piero della Francesca and Michelangelo Buonarroti, both born in this area. Today, the region remains rooted in strong traditions of food, farming, and artisan production, giving it a distinctly authentic feel.

Palazzo Rosadi is located just outside Monterchi, a small and characterful Tuscan village best known for housing La Madonna del Parto by Piero della Francesca. Art lovers will appreciate having one of Italy’s most important Renaissance works just minutes away, without the crowds of larger cities.

The area is ideal for guests who want to experience real local life. Monterchi offers a small selection of shops, cafés, and essential services, while nearby villages and towns are home to excellent, family-run trattorias serving traditional Tuscan and Umbrian cuisine. Our guests particularly enjoy exploring the restaurants in Monterchi, Anghiari, and Sansepolcro, all within easy driving distance, where menus focus on seasonal produce, handmade pasta, local meats, and regional wines.

Thanks to its position close to the Tuscan–Umbrian border, the villa is also well placed for day trips. Arezzo is around 29 km away and offers antiques markets, museums, shops, and excellent dining. Cortona, with its Etruscan roots and sweeping views over the Valdichiana, is approximately 48 km away. Further afield, guests can explore Gubbio, Perugia, and Montepulciano, all ideal for full or half-day excursions.

The surrounding countryside is perfect for walking, cycling, and scenic drives through rolling hills, vineyards, and woodland. This less-touristy part of Tuscany is especially appealing for guests seeking space, authenticity, and beautiful landscapes without busy roads or heavy traffic.

Anghiari
A beautifully preserved medieval hill town overlooking the Tiber Valley, known for its narrow streets, artisan workshops, and museums. Anghiari hosts exhibitions, local festivals, and excellent small restaurants, making it a favourite for a relaxed half-day visit.


Sansepolcro
Birthplace of Piero della Francesca, Sansepolcro combines historic charm with a lively, modern feel. Its Museo Civico houses important Renaissance works, and the town hosts traditional events such as the Palio della Balestra in September.


Caprese Michelangelo
A small mountain town surrounded by chestnut woods, best known as the birthplace of Michelangelo. The local museum offers insight into his life and work, and the surrounding countryside is ideal for walking.

Walking routes start directly from the villa and continue through the surrounding private land and nearby woodland. There are miles of country paths and tracks suitable for gentle strolls or longer, more challenging walks. Guided walks can be arranged for different fitness levels, all offering panoramic views and a chance to experience local wildlife. Guests often spot wild boar, deer, and a wide variety of birds. Seasonal foraging (porcini mushrooms, chestnuts, truffles) is possible for those with experience or with a guide.

Cycling & mountain biking
The area is ideal for cycling, from gentle downhill rides into Monterchi to more demanding mountain bike routes through woodland and hills. Guided rides and bike hire can be arranged locally. Monterchi also hosts organised cycling events, from family-friendly rides to international races.

Monthly farmers’ markets (“Il Mercatale”) take place in nearby towns, offering local food, wine, and artisan products direct from producers.

Culture & events


Summer evening concerts – Monterchi


During July and August, free evening concerts are held every Wednesday night in the gardens of the Madonna del Parto museum. Programmes include classical music, jazz, and more. A buffet is often served after the concert.



Antiques Fair – Arezzo


Held on the first Saturday and Sunday of every month, this is Italy’s largest antiques fair, filling Arezzo’s historic centre with stalls and exhibitions.



Giostra del Saracino – Arezzo


A historic jousting tournament held twice a year, in June and September, in Piazza Grande. A major cultural event with medieval parades, flag throwers, and ceremonies.

Payment Policies

A partial payment in the amount of 30% of the grand total is due upon booking. Remaining payment is due no later than 90 days prior to arrival.
Cancellation must be made in writing. The cancellation charge will be the full deposit if you cancel before 90 days from the departure date. The following cancellation charges will also apply. Cancellation less than 90 days before departure 100% of the amount paid is chargeable. We will endeavour to re-book any cancelled booking and if successful will only charge you an administration fee of £30. If the villa is re-booked at a lower price then you will be refunded the difference.

We advise that you to take out holiday cancellation insurance. You are also asked to take out personal holiday insurance to cover such matters as travel, loss of money or belongings, accident, injury and medical expenses as the use of a property is entirely at the client’s risk. Should the owner be unable to provide the property after a booking has been confirmed, you will be immediately offered the choice of a another similar or better property or a refund in full.
