The villa has been recently renovated using authentic local materials such as terracotta, wood, and stone, Villa Alba embodies the rustic elegance of Tuscan design. This 200m² villa, was renovated in 2020 and can accommodate up to 8 guests plus 1 baby.
Ground Floor
• Kitchen: Fully equipped with modern appliances, including a dishwasher, fridge with freezer, 4-ring stove, and coffee machine.
• Dining Area: A large dining table for 8, perfect for shared meals. The fireplace in this room is fully functional, creating a cozy atmosphere.
• Living Room: Relax in a comfortable space with seating for 6 and an additional table for 6.
• Bathroom: Includes a shower, toilet, and sink for guest convenience.
First Floor
• 4 Bedrooms: Two double bedrooms and two twin bedrooms, each with an en-suite bathroom featuring a shower, toilet, and sink. This layout ensures maximum privacy and comfort for all guests.
The outdoor area of Villa Alba is designed for relaxation and enjoyment. A private swimming pool (10m x 4.6m, depth 1.4m) with Roman-style steps invites guests to cool off while soaking in the panoramic views of the surrounding landscape and the town of Buti. Sun loungers, umbrellas, and a covered terrace with a dining area make outdoor living a delight.

Practical Information
Getting There
Access to Villa Alba is via a picturesque 1500m gravel road through olive groves. While the road is a farmers road, it is safe and leads to the villa, offering peace, privacy, and stunning views. We recommend avoiding sports cars and caravans, but most other vehicles will have no trouble making the drive.
• Private Use: Guests have exclusive access to the villa, pool, and all outdoor facilities.
• Check-in: From 4:00 PM to 7:30 PM. Late check-in (7:30 PM - 10:30 PM) incurs an extra charge.
• Outdoor Facilities: Covered terrace, BBQ & stone oven, sun loungers, umbrellas, private pool (open from mid-May to end of September).
Additional Services
• Pre-arrival services, including freshly cooked meals and grocery shopping.
• Maid service (subject to availability).
The pool is open from May 20th to October 12th (early opening upon request).

Property Information
Villa Alba is situated in a olive grove just above the village of Buti. Buti is a comune in the Province of Pisa in the Italian region Tuscany, located about 10 km east of Pisa, 12 km south of Lucca and 50 kilometres west of Florence.
The area is famous for the large production of olive oil. Buti has a theatre, many shops, restaurants and bars. It is a lively village, quietly situated in a beautiful landscape, surrounded from the east by the plains and from the west by the mountains, with a view over the Monte Serra.
The Town of Buti Just a 10-minute drive away, Buti is a traditional Tuscan village known for its vibrant community and historical charm. The town offers all essential services, including bakeries, grocery stores, a post office, a bank, and several restaurants, pizzerias, and bars. Buti also hosts exciting summer events and is renowned for its production of high-quality olive oil. In winter, visitors can experience the famous Palio horse race. There are many excellent restaurants in Buti include and a large supermarket is just 5 km away.
There are excellent walking routes along Monte Pisano and along the Rio Magno riverbank.
Payment Policies
A partial payment in the amount of 25% of the grand total is due no later than 2 day(s) after confirmation of intention to book or upon booking if that date has already passed. Remaining payment is due no later than 56 days prior to arrival.
Cancellation must be made in writing. The cancellation charge will be the full deposit if you cancel before 56 days from the departure date. The following cancellation charges will also apply. Cancellation less than 56 days before departure 100% of the amount paid is chargeable. We will endeavour to re-book any cancelled booking and if successful will only charge you an administration fee of £30. If the villa is re-booked at a lower price then you will be refunded the difference.

We advise that you to take out holiday cancellation insurance. You are also asked to take out personal holiday insurance to cover such matters as travel, loss of money or belongings, accident, injury and medical expenses as the use of a property is entirely at the client’s risk. Should the owner be unable to provide the property after a booking has been confirmed, you will be immediately offered the choice of a another similar or better property or a refund in full.
