Poderino consists of two beautifully maintained, self-contained apartments rented exclusively together.
The location is a major benefit for everyday holiday living. A five-minute walk brings you straight into the walled heart of Castiglione di Garfagnana. The village features two traditional restaurants, a local pizzeria, two cafe bars with one functioning as a well-stocked local shop, a green grocer, a pharmacy, and a weekly market. Throughout the year, Castiglione hosts lively local events, including its summer medieval festival, autumn truffle and mushroom fairs, and seasonal wine festivals. For those who enjoy walking, a scenic 40-minute trail leads through open fields to the neighbouring village of Villa Collemandina, which has it's own excellent restaurant. If you do want to explore further by car, ample private parking is available at the property, and the larger town of Pieve Fosciana with its supermarkets and restaurants is under a ten-minute drive away.
Both apartments are immaculately kept, featuring exposed stone walls, traditional terracotta floor tiles, solid chestnut timber, and classic Tuscan furniture. Because of their intelligent traditional construction, the interiors remain naturally cool during the summer months, and all windows are fitted with fly nets so you can keep them open at night to catch the mountain breeze.
On the upper floor, I Gerani is a 110 square metre residence sleeping up to six guests across three bedrooms, including one double bedroom and two twin bedrooms with two single beds in each. It features a family bathroom, a well-equipped kitchen, and a large living room with comfortable sofas and a picture window looking over the pool area.
Outside, it boasts a large covered private patio with space for all ten guests to dine together outdoors, plus a second side patio ideal for morning coffee.
On the ground floor, L'Ortensia is a 70 square metre residence sleeping up to four guests across two bedrooms, including one double bedroom and one twin bedroom with two single beds. It features a family bathroom and an open-plan kitchen and dining room with an adjoining living area.
Outside, a private ground-floor patio sits directly to the front looking out across the pool, where tables can be joined together for outdoor meals. A baby cot or an extra child's bed for ages up to 12 can be added to the double bedroom in either apartment upon request.
When you book Poderino, both apartments and the surrounding grounds are reserved entirely for your party. The private pool sits directly in front of both apartments surrounded by countryside views, and guests have full access to on-site laundry facilities, private patios with barbecue equipment, and complimentary Wi-Fi.

To ensure complete clarity for your stay at Tramonti, please note the following compulsory and optional extra costs, which are payable on arrival:
Tourist Tax (Tassa di Soggiorno): €0.50 to €1.00 per person per night (depending on high/low season), applicable for a maximum of 5 consecutive nights. Children under 14 years of age are exempt. This tax must be paid strictly in cash at check-in.
Refundable Security Deposit: €150.00 per apartment, payable in cash upon check-in. A formal receipt will be issued. This deposit will be refunded at the end of your stay, provided no damage is caused to the property and the apartment is left in a clean and tidy condition. (Note: Details regarding house rules and potential deductions for left-behind mess or trash are provided inside each apartment).
Heating Charges (On Consumption): Unlike our year-round properties, Tramonti has a defined operating season (generally running from mid-June to the end of September). Heating is available if required but is charged separately based on consumption at approximately €4.50 per cubic metre of LPG gas, read directly from each apartment's individual meter.
Extra Cot or Child’s Bed: A baby cot or a small extra bed for children up to 12 years old can be added to the double bedroom of any apartment upon request for €15.00 per day.
Weekly Linen and Towel Change (Optional): Fresh bed sheets and bath towels are provided for your arrival. If an extra change of linen and towels is requested during your stay, the cost is €30.00 per person.

Key House Rules & Useful Information
Check-in Time: Between 16:00 and 21:00. (If you anticipate arriving outside these hours, please inform us in advance so we can arrange suitable accommodations where possible).
Check-out Time: By 10:00 on the morning of departure.
Check-out Cleaning Expectation: Apartments must be left clean and tidy upon departure. Guests are required to wash their own dishes and dispose of all food waste and rubbish in the designated recycling bins outside the house.
Swimming Pool: Open June to Late September
Swimming Pool Hours: Open daily from 09:00 to 21:00.
Pet Policy: Pets are strictly not permitted unless otherwise agreed.
Payment Policies
A partial payment in the amount of 25% of the grand total is due no later than 2 day(s) after confirmation of intention to book or upon booking if that date has already passed. Remaining payment is due no later than 56 days prior to arrival.
In the event that you wish to cancel or amend your Booking, the lead name on the Booking is required to advise us in writing by email to info@friendsoftuscany.com and the effective date of any cancellation or amendment shall be the date that written notification is received by us. The cancellation charge will be the full deposit if you cancel before 56 days from the departure date. The following cancellation charges will also apply. Cancellation less than 56 days before departure 100% of the amount paid is chargeable. We will endeavour to re-book any cancelled booking and if successful will only charge you an administration fee of £50. If the villa is re-booked at a lower price then you will be refunded the difference.

Total number of occupants will not exceed the quoted number unless agreed.
Please send photographs of your passports to the owner prior to your arrival, as these must be registered at the local council office. The owners, number is in the information sheet.
Children under 14 years of age must be accompanied and supervised by an adult at all times when using or near the swimming pool area.
Electric Vehicles: EV charging is not permitted at the property. Electricity is provided for standard household use only.
