The owner is friends with a neighbour who runs an exclusive private restaurant located just a few minutes’ drive away and also within walking distance. Guests can arrange for freshly cooked meals to be prepared and delivered directly to the villa, enjoy private dinners hosted at the chef’s intimate restaurant space, or take part in hands-on Tuscan cooking lessons. This highly regarded service offers a truly authentic and memorable way to experience local cuisine without leaving the comfort of your holiday home.
Inside, the villa is arranged over two floors. On the ground floor there is a well-equipped modern kitchen, a dining room with a traditional open fireplace, a bedroom with two single beds, and a bathroom with shower. Upstairs you will find a master bedroom with en-suite toilet, a single bedroom, and a large bedroom with a double bed and an additional single bed that opens onto a small private terrace. There is also a family bathroom with bathtub. An additional terrace provides a lovely spot for sunbathing and relaxing while enjoying the views.
Outside, La Pergola is set within a terraced, fully fenced garden, making it suitable for guests travelling with dogs. A 10 x 4 metre private swimming pool is reserved exclusively for guests and is surrounded by a pleasant sunbathing area. At the front of the house, a large pergola shades the main terrace, furnished with table and chairs for outdoor dining. A barbecue and traditional stone pizza oven are also available. From both the pool and the terraces, guests can enjoy fantastic views over the surrounding hills and down towards the village of Buti. Free Wi-Fi is available throughout the property.
The historic village of Buti lies below the villa and can be reached on foot in approximately 2.2 km. Here you will find shops, bars, restaurants and a lively local atmosphere, along with a theatre and all essential services. The area is well known for its excellent olive oil production and its scenic position between the plains and the mountains, with views towards Monte Serra. La Pergola is an ideal base for exploring Tuscany, with easy day trips to Pisa, Lucca, Florence, Volterra, San Gimignano and Certaldo, as well as the Versilia coast with resorts such as Viareggio and Forte dei Marmi. The Ligurian coast, including Lerici and Portovenere, is also within reach.
Access to the villa is via a scenic country road through olive groves, including a gravel section and some narrow stretches with bends. While perfectly manageable for standard vehicles, it is not recommended for caravans, trailers or very low sports cars. The road is used by only a handful of properties and has very little traffic, contributing to the quiet and private setting.
The entire property is for exclusive use. The pool is open from mid May to end of September, with earlier opening possible on request. Arrival services such as freshly cooked meals and pre-ordered food shopping can be arranged. Dogs are welcome by prior arrangement, with a small additional fee.

La Pergola is situated in an olive grove just above the village of Buti, in the Province of Pisa, Tuscany. The village lies approximately 10 km east of Pisa, 12 km south of Lucca and around 50 km west of Florence, making the villa an excellent base for exploring both northern and central Tuscany.
Buti is also well known for its strong sense of local tradition and its calendar of lively events throughout the year, which give visitors a real insight into authentic Tuscan village life. The most famous event is the Palio di Buti, a historic horse race held each January, where the different neighbourhoods of the village compete in a celebration that dates back centuries. In the summer months, the atmosphere is more relaxed but equally enjoyable, with food festivals, open-air dinners, music evenings and cultural events taking place in the village squares.

Payment Policies
A partial payment in the amount of 25% of the grand total is due no later than 2 day(s) after confirmation of intention to book or upon booking if that date has already passed. Remaining payment is due no later than 56 days prior to arrival.
Cancellation must be made in writing. The cancellation charge will be the full deposit if you cancel before 56 days from the departure date. The following cancellation charges will also apply. Cancellation less than 56 days before departure 100% of the amount paid is chargeable. We will endeavour to re-book any cancelled booking and if successful will only charge you an administration fee of £30. If the villa is re-booked at a lower price then you will be refunded the difference.

We advise that you to take out holiday cancellation insurance. You are also asked to take out personal holiday insurance to cover such matters as travel, loss of money or belongings, accident, injury and medical expenses as the use of a property is entirely at the client’s risk. Should the owner be unable to provide the property after a booking has been confirmed, you will be immediately offered the choice of a another similar or better property or a refund in full.
