Today, San Silvestro is a simple, authentic Tuscan home that offers privacy, peace and excellent value in an outstanding location. The owners live in their own villa approximately 50 metres away. Carla speaks good English and Paolo is endlessly kind and helpful, always happy to offer local advice while fully respecting guests’ privacy. Paolo is well connected locally and can arrange special discounts on stylish Italian children’s clothing, fine cashmere and traditional pottery for guests who are interested.
The house is arranged over two floors. On the ground floor there is a welcoming sitting room with two comfortable sofas leading into the dining room. The kitchen has been fully refitted and includes a dishwasher. There is also a small bathroom with shower on this level. Upstairs you will find a large double bedroom furnished with beautiful traditional country furniture, a twin bedroom, a single bedroom and a bathroom with shower.
Outside, the setting is peaceful and entirely private. A great fig tree and a huge bay tree near the kitchen door have shaded many happy visitors over the years. This is Tuscany at its most genuine and unspoilt, ideal for those seeking an authentic countryside experience rather than polished luxury.
The location is a major strength. Cortona is just 2 kilometres away and offers excellent restaurants, stylish boutiques and atmospheric medieval streets within its ancient walls. The views from the town stretch across the valley towards Lake Trasimeno and are truly spectacular. Cortona is lively and cosmopolitan, yet retains strong local character, with highlights including the renowned Etruscan Museum, artisan pottery shops and a vibrant calendar of cultural events.

Cortona is one of Tuscany’s most sought-after locations. This cosmopolitan little town boasts a generous handful of excellent eateries and some very stylish shops line the atmospheric, medieval streets within the ancient city walls. The wide views across the valley towards Lake Trasimeno are fabulous.
And nestling below the ancient town, just 2 miles away, is historic San Silvestro.
For shopping you have the village of Camucia, just a mile away, with a couple of supermarkets, banks, several bars and eateries, and some interesting shops to explore - and the cantina sells local wines at ridiculously cheap prices! Pick up a pizza from the excellent take-away and head back home to watch the sun go down over Cortona. Shopping at Cortona is a more sophisticated experience but of course it's more touristy. However you can buy some gorgeous clothes there and the local pottery is highly temptatious, while the famous Etruscan museum gives an interesting glimpse of life over 2,000 years ago. So you have two interesting and very different local towns to choose from, and both within a 10 minute drive of San Silvestro!

Payment Policies
A partial payment in the amount of 25% of the grand total is due no later than 2 day(s) after confirmation of intention to book or upon booking if that date has already passed. Remaining payment is due no later than 56 days prior to arrival.
Cancellation must be made in writing. The cancellation charge will be the full deposit if you cancel before 56 days from the departure date. The following cancellation charges will also apply. Cancellation less than 56 days before departure 100% of the amount paid is chargeable. We will endeavour to re-book any cancelled booking and if successful will only charge you an administration fee of £30. If the villa is re-booked at a lower price then you will be refunded the difference.
Tourist tax not included in the price. Payable to the owner upon arrival
We advise that you to take out holiday cancellation insurance. You are also asked to take out personal holiday insurance to cover such matters as travel, loss of money or belongings, accident, injury and medical expenses as the use of a property is entirely at the client’s risk. Should the owner be unable to provide the property after a booking has been confirmed, you will be immediately offered the choice of a another similar or better property or a refund in full.

You are responsible for any breakages or damage done during your holiday. Minor breakages (glasses, crockery etc) should be replaced before the end of your holiday.
