Paciano is a short walk away, a small hilltop village with everyday essentials, a few good dining options and one of the most attractive rooflines in the region. Lake Trasimeno is only eight miles from the villa, with ferry boats, lakeside towns and swimming spots. The location also works well for exploring both regions: Panicale, Città della Pieve, Chiusi, Cortona and Montepulciano are all within easy reach, and the Autostrada del Sole (15 km away) connects you quickly to Siena, Arezzo, Perugia and Florence.
Inside, Tartagli Alti has a relaxed and welcoming feel. The large sitting room has comfortable sofas, books, maps, board games, a TV and a music system, and opens onto a long dining terrace with wide views over the Tresa Valley. It’s a pleasant place for slow breakfasts, reading in the shade or dinner outdoors after a day of exploring. The kitchen has granite work surfaces and a dishwasher, and leads to a back terrace shaded by a mature fig tree, ideal for morning coffee or lunch after a swim. Downstairs there is also a twin bedroom and a bathroom with shower.
Upstairs are two double bedrooms, each opening onto a balcony with panoramic views, along with a small single bedroom and a new bathroom with bathtub and shower. All the bedrooms have air-conditioning. The private pool (40 ft x 20 ft) is set slightly apart, surrounded by oaks, pines and cypresses, offering a peaceful place to unwind. Many guests spend long, easy days here before walking down to the village for dinner. There is also a table football and table tennis making this property great for families.

Paciano is a genuine, active village with a rich history. Local legend suggests the lost tomb of the Etruscan king Porsena is hidden nearby, but while the gold remains a mystery, the village offers excellent restaurants, cafes, and a warm welcome that hasn’t been lost to tourism.
Ideally Placed for Tuscany and Umbria The villa sits right on the border of Italy’s two most famous regions, making it an exceptional base for exploring. You are only 15 km from the A1 motorway (Autostrada del Sole), allowing for easy day trips to the classic cities of Siena and Arezzo. The famous hilltop town of Cortona is only 20 miles away, and the world-renowned site of Assisi is within comfortable reaching distance. We also highly recommend a visit to Perugia; it is one of Italy’s fantastic "undiscovered" cities and is often a highlight for our guests.
Easy Access to Florence and Rome For those who want to visit Florence or Rome without the stress of city driving, the main line train station at Chiusi is just 9 miles (15 minutes) from the villa. You can leave the car in the station car park and take a direct, high-speed train into the heart of either city—reaching the centre of Florence in around 1.5 hours or Rome in 1 hour 45 minutes.
Lake Trasimeno & Activities Just 8 miles away is the stunning Lake Trasimeno. It is a brilliant spot for families, offering a wide range of water sports, boat trips to the islands, and relaxed lakeside dining. For those looking for local culture closer to home, you can easily visit the Etruscan Museum at Chiusi or the beautiful circular village of Cetona (we suggest lunch at Da Nilo).

Payment Policies
A partial payment in the amount of 25% of the grand total is due no later than 2 day(s) after confirmation of intention to book or upon booking if that date has already passed. Remaining payment is due no later than 56 days prior to arrival.
Cancellation must be made in writing. The cancellation charge will be the full deposit if you cancel before 56 days from the departure date. The following cancellation charges will also apply. Cancellation less than 56 days before departure 100% of the amount paid is chargeable. We will endeavour to re-book any cancelled booking and if successful will only charge you an administration fee of £30. If the villa is re-booked at a lower price then you will be refunded the difference.

We advise that you to take out holiday cancellation insurance. You are also asked to take out personal holiday insurance to cover such matters as travel, loss of money or belongings, accident, injury and medical expenses as the use of a property is entirely at the client’s risk. Should the owner be unable to provide the property after a booking has been confirmed, you will be immediately offered the choice of a another similar or better property or a refund in full.
