Paciano is a gentle stroll away, a small hilltop village with everyday essentials, a few good dining options and one of the most attractive rooflines in the region. Lake Trasimeno is only eight miles from the villa, with ferry boats, lakeside towns and swimming spots. The location also works well for exploring both regions: Panicale, Città della Pieve, Chiusi, Cortona and Montepulciano are all within easy reach, and the Autostrada del Sole (15 km away) connects you quickly to Siena, Arezzo, Perugia and Florence.
Inside, Tartagli Alti has a relaxed and welcoming feel. The large sitting room has comfortable sofas, books, maps, board games, a TV and a music system, and opens onto a long dining terrace with wide views over the Tresa Valley. It’s a pleasant place for slow breakfasts, reading in the shade or dinner outdoors after a day of exploring. The modern kitchen has granite work surfaces and a dishwasher, and leads to a back terrace shaded by a mature fig tree, ideal for morning coffee or lunch after a swim. Downstairs there is also a twin bedroom and a bathroom with shower.
Upstairs are two recently redecorated double bedrooms, each opening onto a balcony with panoramic views, along with a small single bedroom and a new bathroom with bathtub and shower. All the bedrooms have air-conditioning. The private pool (40 ft x 20 ft) is set slightly apart, surrounded by oaks, pines and cypresses, offering a peaceful place to unwind. Many guests spend long, easy days here before walking down to the village for dinner.

Tartagli Alti is walking distance of the lively village of Paciano - though it’s uphill all the way home. You've finally found the "holy grail" of villa rentals: a real family villa within a walk of a village. What’s more, the area abounds with history - the locals maintain that the fabulous lost tomb of the Etruscan king Porsena is somewhere nearby, though of course the exact spot has never been located.
Tartagli Alti is only 15 km from the Autostrada del Sole, which means that it’s also brilliantly located for every variety of sightseeing trip: wineries, museums, fashion outlets, great art and great food. But if you want to just tootle around the local area, there's the excellent Etruscan Museum at Chiusi, the lovely circular village of Cetona (with lunch Da Nilo), Panicale, Città della Pieve, Siena, Arrezzo ...

Payment Policies
A partial payment in the amount of 25% of the grand total is due no later than 2 day(s) after confirmation of intention to book or upon booking if that date has already passed. Remaining payment is due no later than 56 days prior to arrival.
Cancellation must be made in writing. The cancellation charge will be the full deposit if you cancel before 56 days from the departure date. The following cancellation charges will also apply. Cancellation less than 56 days before departure 100% of the amount paid is chargeable. We will endeavour to re-book any cancelled booking and if successful will only charge you an administration fee of £30. If the villa is re-booked at a lower price then you will be refunded the difference.

We advise that you to take out holiday cancellation insurance. You are also asked to take out personal holiday insurance to cover such matters as travel, loss of money or belongings, accident, injury and medical expenses as the use of a property is entirely at the client’s risk. Should the owner be unable to provide the property after a booking has been confirmed, you will be immediately offered the choice of a another similar or better property or a refund in full.
