For the 2027 season, Villa I Gelsomini is being renovated to a high standard, with improved interiors, new furniture throughout and a brand-new swimming pool with newly improved pool surrounds. The renovation will give this traditional Umbrian home a fresh, more luxurious feel while retaining the character and relaxed atmosphere that make a countryside villa holiday in Italy so appealing.
The villa is a little over an hour's drive from Rome Airport, depending on traffic, and is well placed for exploring Umbria's historic towns, vineyards, restaurants and beautiful countryside.
A beautifully renovated villa for 2027
Dating back more than 100 years, Villa I Gelsomini combines the character of a traditional Italian country home with the comfort of newly renovated interiors. Surrounded by mature olive trees, the property has a peaceful, rural setting while remaining within easy reach of Todi and the wider Umbrian region.
The new interiors and furnishings will create a more luxurious setting for guests, while the new swimming pool and improved pool area will provide plenty of space to relax, cool off and enjoy the Italian sunshine.
With seven bedrooms, seven bathrooms and several living areas, the villa is particularly well suited to large families, multi-generational holidays and groups of friends travelling together.
One of the property's strengths is its flexible layout. At one end of the lower floor is a self-contained suite that can be separated from the rest of the accommodation by closing a door in the corridor. With its own sitting room, dining area and kitchen, it offers a useful degree of privacy for relatives or guests who appreciate having a quieter space of their own.

The new private swimming pool, together with the improved pool surrounds, will be one of the key features of Villa I Gelsomini for 2027. The existing pool measures 14 x 5 metres, providing generous space for swimming and relaxing, with the surrounding Umbrian countryside adding to the peaceful setting. The pool depth is 1.2 metres at the shallowest point and 1.5 metres at the deepest.
The garden, mature olive trees and barbecue make the property well suited to long summer days outdoors, whether you're enjoying a quiet morning, spending time with family or gathering for dinner after a day exploring the region.

Only 5 miles from fairytale Todi and just a little over an hour’s drive from Rome airport. Set on the very edge of the tiny hamlet of Fiore. There are two restaurants approximately 4 km from the villa and another around 6 km away.

Todi, just 5 miles away, is a beautiful medieval hill town with historic streets, attractive piazzas, local shops and restaurants. Todi is a thriving hill top town, much favoured by those clever few Italians, Brits and Americans “in the know”. It’s the choice for the savvy traveller looking for something off the beaten track, but nevertheless usefully located. Todi is said to have the most perfect medieval piazza in all Italy, the Piazza del Popolo. There’s a wonderful church by Bramante, a clutch of splendid restaurants, brilliant views from the town walls, plus a couple of shops (just off the main square), stuffed to the rafters with fabulous antique and re-pro brass and copper ware - their candelabra and fire irons are irresistible.
There are endless wonderful sights to be seen from your villa. Orvieto, with its cathedral as fancy as a tiered wedding cake, its fascinating Etruscan museum, glorious art and wine cellars offering some of Umbria’s best wines is a must. Perugia is Umbria’s capital city and bursts with fine art, enticing shops and handsomely sophisticated bars. Both Orvieto and Perugia are within an hour’s drive. Assisi (twinned with Jerusalem) is about the same distance and is another absolute must for your sightseeing list! Saint Francis rests in the beautiful cathedral of this important hill town. Pilgrims from the entire world drop by to pray for peace in this imposing, but nevertheless homely feeling place. The splendid frescoes of Giotto and the three dimensional marquetry on the choir stalls are well worth seeing for those who have no wish to pray but who will still enjoy marvelling at the soaring arches and cerulian blue ceilings decorated with golden stars. The southern Umbrian towns of Spoleto, Amelia and Narni all make happy, easy day trips too.

A refundable damage deposit of £500 or €500 is payable to the house manager on arrival and returned at the end of the stay, provided there is no damage.
Heating, if required, is metered and charged at the end of the stay.
Payment Policies
A partial payment in the amount of 25% of the grand total is due no later than 2 day(s) after confirmation of intention to book or upon booking if that date has already passed. Remaining payment is due no later than 56 days prior to arrival.
In the event that you wish to cancel or amend your Booking, the lead name on the Booking is required to advise us in writing by email to info@friendsoftuscany.com and the effective date of any cancellation or amendment shall be the date that written notification is received by us. The cancellation charge will be the full deposit if you cancel before 56 days from the departure date. The following cancellation charges will also apply. Cancellation less than 56 days before departure 100% of the amount paid is chargeable. We will endeavour to re-book any cancelled booking and if successful will only charge you an administration fee of £50. If the villa is re-booked at a lower price then you will be refunded the difference.

Total number of occupants will not exceed the quoted number unless agreed.
All trash and perishables must be disposed of and dishes washed before departure.

You are responsible for any breakages or damage done during your holiday. Breakages (glasses, crockery etc) should be reported to the house manager.
£500 or €500 refundable damages deposit is due to the house manager in cash, to be returned at the end of your stay, given there are no damages.
The cost of air conditioning or firewood, gas or electricity for heating is usually not included in our price unless stated and should be paid in euro directly to the owner or key holder before departure.
Pool open May to October
A tourist tax of €1.50 per person is due to the owner on arrival (under 15s not included), max 4 days chargeable.
Children under 14 years of age must be accompanied and supervised by an adult at all times when using or near the swimming pool area.
Electric Vehicles: EV charging is not permitted at the property. Electricity is provided for standard household use only.
