These two one-bedroom apartments, rented together with a private garden and private 9.5m x 4.8m swimming pool, offer a peaceful and beautifully simple base for couples, families and small groups of friends. The property is dog-friendly and child-friendly, with plenty of outdoor space and a layout that gives guests privacy while still holidaying together.

The garden is one of the most distinctive features of the property. It is sheltered by a large natural rock typical of the surrounding villages, covered in wild flowers and giving the space a unique atmosphere and excellent privacy. The mature garden includes olive trees, rosemary bushes and several areas to sit, dine or relax throughout the day.

The property is a couple of minutes walk to 2 restaurants, a cafe/bar and shop, making this property ideally located for those who don't always want to drive.

Both apartments have been renovated to a good standard in a traditional Tuscan style. They are simply but comfortably decorated, with practical layouts that work well for groups who want separate sleeping spaces and the flexibility of two kitchens and two living areas.

Apartment 1, set on the ground floor, sleeps 2–4 people. It has an open-plan kitchen, living and dining room with a double sofa bed, a tiled bathroom, and a double bedroom. Apartment 2 is larger and set over two floors. The ground floor contains the kitchen, dining and living area with a double sofa bed, while the first floor has the bathroom and a bedroom that sleeps 3 people. This apartment also has a generous first-floor terrace overlooking the rock and pool — a quiet, shaded spot ideal for reading, evening drinks or an afternoon rest.

The private swimming pool uses blue/black tiles, which help the water stay a few degrees warmer than standard pools. Guests have the use of an outhouse with two washing machines and a dryer. Outdoor furniture, a BBQ and plenty of shaded areas make this property particularly comfortable in the warmer months.

Property Information

The apartments are located in Villetta, a village known for having one of the best views in Tuscany. The setting is peaceful and friendly, with a bar, a couple of shops, and an excellent restaurant/pizzeria owned by the same family who own the apartments.

Guests can walk there in just a few minutes, and the warm hospitality makes it a popular choice with visitors.

A wild swimming spot is only a 10-minute walk away, ideal on hot summer days. The apartments sit just above the local church, and the access road is narrow in the traditional Tuscan style.

The wider Garfagnana region is an area of outstanding natural beauty, often referred to as one of the last untouched parts of Tuscany. It is known for dramatic mountain scenery, forested valleys, medieval villages and superb walking routes. Garfagnana is considered the best area in Tuscany for walking, offering everything from gentle trails to more challenging ridge routes in the Apuan Alps and Apennines.

The region is also well known for its excellent value restaurants, many of which use local chestnuts, mushrooms, cheeses, cured meats and seasonal vegetables. A typical set lunch with multiple choices of pasta and main course usually costs €12-15 including bread, wine and coffee.

Traditional multi-course Sunday lunches or dinners with wine, coffee and liqueurs can be enjoyed for around €40, making eating out one of the pleasures of staying here.

Outdoor enthusiasts will find plenty of options nearby. Friends of Tuscany have strong links with a respected outdoor activity company offering guided walks, climbing, mountain biking, canoeing and world-class gorge walking. There are also several horse-riding stables in the local area, making it easy to plan activities for families and mixed groups.

Payment Policies

A partial payment in the amount of 25% of the grand total is due no later than 2 day(s) after confirmation of intention to book or upon booking if that date has already passed. Remaining payment is due no later than 56 days prior to arrival.
Cancellation must be made in writing. The cancellation charge will be the full deposit if you cancel before 56 days from the departure date. The following cancellation charges will also apply. Cancellation less than 56 days before departure 100% of the amount paid is chargeable. We will endeavour to re-book any cancelled booking and if successful will only charge you an administration fee of £30. If the villa is re-booked at a lower price then you will be refunded the difference.

We advise that you to take out holiday cancellation insurance. You are also asked to take out personal holiday insurance to cover such matters as travel, loss of money or belongings, accident, injury and medical expenses as the use of a property is entirely at the client’s risk. Should the owner be unable to provide the property after a booking has been confirmed, you will be immediately offered the choice of a another similar or better property or a refund in full.

Total number of occupants will not exceed the quoted number unless agreed.
All trash and perishables must be disposed of and dishes washed before departure.
Final cleaning included in the price quoted.
Towels, bed linen and pool towels provided.
Logs for open fire (if applicable) provided.
Central heating may be charged as extra for for colder periods - please enquire.
A damages deposit may be requested by the owner. You will be informed if this is the case.
Please send photographs of your passports to the owner prior to your arrival, as these must be registered at the local council office. The owners, number is in the information sheet.
