Casa dell’Acqua is a beautifully restored country villa set in a large olive grove, with fantastic views across the plain to Lucca and north towards the Apuane Mountains. Recently renovated, the house combines traditional Tuscan charm with modern comfort, creating a cool, relaxed atmosphere throughout.

Layout and Features
Downstairs you’ll find a large, bright living room with a dining area and stone open fireplace, a kitchen with dining table, two bathrooms, and a utility room. Original features such as chestnut beams, terracotta ceilings, and tiled floors give the house character and warmth.

There are four bedrooms, sleeping 7 adults & 1 baby:
- 2 large double bedrooms with comfortable beds
- 1 twin bedroom (2 single beds)
- 1 smaller bedroom with a small double bed (120 x 195 cm)

Outdoor Space
The villa is surrounded by olive trees and a colourful garden, with several terraces for relaxing or dining outdoors. On one of the terraces there’s an 8m x 4m above-ground pool, perfect for cooling off or play.

Location
The villa is named after an ancient well in the garden and sits on the scenic ridge of La Brancoleria, known for its small villages, vineyards, and olive groves. The area is famous for high-quality olive oil and wine.

A well-regarded restaurant is just 200m from the house, open on Saturday evenings and Sunday lunch, please note that the restaurant is open by reservation only. Other good restaurants and historic villages are close by, and several interesting churches can be reached on foot.

The art city of Lucca is just 12 km away, and the dramatic scenery of the Garfagnana and Media Valley is also nearby.

Property Information

“Casa dell’Acqua” is located in San Giusto di Brancoli, a hilly area, which has beautiful countryside, olive groves, vineyards and hidden paths. There are 9 other notable villages nearby.

Combined with its mild climate and south facing position, the mountain summits protects this area from the worst of the cold, northerly winds, making the climate pleasant all year round and ideal for the production of high quality olive oil and wine.

“Casa dell’Acqua” is ideally placed in the ruggedly beautiful Apuan Alps only 12km from Lucca, beautiful in any season, surrounded by mighty walls which for centuries have protected its well-tended gardens and ancient buildings - which can be admired while walking along the walls themselves.

There is an excellent well known restaurant only 2km from the house. There is a large supermarket, famous ice cream shop, restaurants, bars and other services in Ponte Moriano approximately 5km away.

30km away you will find the beach at Viareggio and also Pisa, where the nearest airport is. Florence is 85km away.

Payment Policies

A partial payment in the amount of 25% of the grand total is due no later than 2 day(s) after confirmation of intention to book or upon booking if that date has already passed. Remaining payment is due no later than 56 days prior to arrival.
Cancellation must be made in writing. The cancellation charge will be the full deposit if you cancel before 56 days from the departure date. The following cancellation charges will also apply. Cancellation less than 56 days before departure 100% of the amount paid is chargeable. We will endeavour to re-book any cancelled booking and if successful will only charge you an administration fee of £30. If the villa is re-booked at a lower price then you will be refunded the difference.

Tourist tax not included in the price. Payable to the owner upon arrival

We advise that you to take out holiday cancellation insurance. You are also asked to take out personal holiday insurance to cover such matters as travel, loss of money or belongings, accident, injury and medical expenses as the use of a property is entirely at the client’s risk. Should the owner be unable to provide the property after a booking has been confirmed, you will be immediately offered the choice of a another similar or better property or a refund in full.

Rules

Total number of occupants will not exceed the quoted number unless agreed.
Please send photographs of your passports to the owner prior to your arrival, as these must be registered at the local council office. The owners, number is in the information sheet.
All trash and perishables must be disposed of and dishes washed before departure.
Final cleaning included in the price quoted.
Towels, bed linen and pool towels provided.
Central heating is charged as extra for for colder periods
A damages deposit of €200 is asked for by the owner on arrival
€105 pet fee, max 1 pet per booking
Use of the electric charging station is measured and due to the owner at the end of your stay
Tourist tax due to the owner, €2.50 per person per day (max 5 days charegable, under 14s not included).
