Casa Dardano is a spacious, character-filled villa near Cortona with private pool, located just 3 km from this historic hilltop town and 17 km from Lago di Trasimeno, Tuscany’s largest lake. Its prime location makes it perfect for guests wanting to explore Tuscany and Umbria while enjoying peaceful countryside surroundings.

One of the most important features of Casa Dardano is its rare accessibility. Unlike many countryside villas in Tuscany, this property is within walking distance of two excellent local restaurants and a well-stocked mini market selling fresh bread, local produce, wine and everyday essentials. Guests can comfortably dine out or shop without needing to drive.

This makes Casa Dardano a particularly good option for guests who do not want to hire a car, or for those who would prefer not to use one all the time.

The nearby town of Camucia is approximately a 30 minute walk or 7 minute drive away and offers larger supermarkets, cafés, shops and a mainline train station with direct connections to Florence, Rome and other major cities. This is a significant advantage for guests arriving by train or planning day trips without driving.

Cortona itself is just a 5 to 10 minute drive or a scenic 40 minute walk from the villa. Known internationally for its role in Under the Tuscan Sun, Cortona is one of the most sought-after towns in Tuscany. It offers cobbled streets, artisan shops, vibrant eateries, cultural treasures such as the Etruscan Museum, and frequent art exhibitions, food festivals and open-air concerts, particularly during the summer months. There is also a nearby bus stop for added transport flexibility.

Layout

The property is accessed via a set of traditional stone steps where you will find a charming wisteria-covered terrace with table and chairs, an ideal setting for morning coffee or relaxed evening drinks.

On the first floor there is a farmhouse kitchen and dining-living space with stone floors and a medieval “spy hole” looking outside, a distinctive historic feature that adds to the character of the house.

The second floor includes a compact double bedroom, a twin bedroom and a bathroom with shower. Moving through the house you reach a charming two-level tower featuring a double bedroom with en-suite bathroom and an upper-level double bedroom accessed via open stairs. The layout works well for families or small groups wanting both communal space and separation.

Outdoor Living

The villa features a lush garden with a vine-covered pergola for shaded outdoor dining, a neatly mowed meadow with beautiful countryside views and a fully fenced private pool measuring 36 ft x 13 ft with a depth of 3’9”. The fenced pool provides additional peace of mind, especially for families with children. Additional amenities include a barbecue, outdoor kitchen, table football and covered parking.

Beyond the immediate village amenities and Cortona itself, the surrounding area offers a wide range of activities and attractions.

Lago di Trasimeno, just 17 km away, is a hub for water sports including sailing, windsurfing, canoeing and paddleboarding. Visitors can also enjoy fishing, swimming or taking a ferry to explore its picturesque islands. The lake is surrounded by walking and cycling trails with wide open views.

Wine tasting opportunities are abundant in the area, with local vineyards and wineries offering tours and tastings of Tuscany’s renowned wines.

Historic towns within easy reach include Montepulciano, Pienza and Arezzo, all within approximately one hour’s drive. Each town offers historic architecture, markets, restaurants and cultural sites.

Outdoor enthusiasts can enjoy hiking and mountain biking in the scenic Val di Chiana countryside.

Guests can savour traditional Tuscan cuisine at local trattorias in the surrounding villages and purchase fresh local ingredients from the nearby minimarket just 5 minutes’ walk from the villa.

Casa Dardano offers countryside tranquillity, private pool living, village amenities within walking distance, excellent transport connections via Camucia train station and close proximity to Cortona, making it an ideal base for a Tuscan holiday.

Pool dimensions: 11 m x 4 m, depth 1.15 m (fully fenced).
